Everfield manages Linden Harbor Residences: 312 homes in three buildings and a row of townhomes, with a clubhouse, pool and dog run in the middle. When management is done well, you notice the community, not the management.

How we manage

Managed like people live here. Because they do.

Everfield was formed in 2016 by three people who had spent years on the other side of the management desk, as residents, and had kept a list of everything they would do differently. Most of it came down to two things: fix it quickly, and tell people what is going on.

That is still the philosophy. A maintenance request gets a response within one business day and a note when the work is done. A pool hours change or a planned water shutoff is announced before it happens, to the people it affects. It is not complicated, but it takes discipline.

    Maintenance requests

    Submit a request through the portal or at the office; the maintenance team responds within one business day. Urgent issues (no heat, active leaks, lockouts) go to the on-call line 24 hours a day. You receive a note when the work is complete.

    Pool open May through September, 7:00 AM to 9:00 PM. Fitness room and lounge open daily 5:00 AM to 11:00 PM with your fob. Dog run open dawn to dusk. The lounge can be reserved for gatherings up to 40 people.

    Freight elevators in Buildings A, B and C are booked in two-hour windows. Townhome moves use the water-side lane. Fobs, parking tags and package-room codes are issued at the office on your first day.

    Dogs and cats are welcome, two pets per home. Dogs are leashed everywhere except inside the dog run. Register each pet at the office so the maintenance team knows who might greet them at the door.

How we manage

Respond, explain, follow up. Every time.

Most frustration with property management is not about the problem. It is about not knowing whether anyone is dealing with it. So the team works to one rule: every request gets an acknowledgment, every job gets a completion note, and every change is announced before it happens.

The on-site team meets each weekday at 8:15 to go through open requests, contractor visits and anything residents need to hear. By 8:30 the office is open, and whoever answers the phone already knows what is going on.

I had a leak under the kitchen sink on a Sunday night. I sent a request at 9:30, someone was at the door at 8:45 the next morning, and I got a note at lunchtime saying it was done and why it happened. That is the whole reason I renewed.

Everfield uses Blasts for the notices that concern where you live: planned work in your building, a change at the entrance, the pool reopening, the residents' meeting and the weekly update. Each one goes to the building, the townhomes or the topic it concerns, not to the whole community.

Start with your email address: it is on your move-in paperwork and at the office, and Everfield's notices arrive by email from that day. When you add the free Blasts app and enter Everfield's enrollment code, the office accepts the request and the same notices land on your phone instead. Then choose what you want to hear about: your building or the townhomes, Maintenance & Property Notices, Amenities, Community Events and Parking & Access.

A person in the office writes every message after looking at the schedule or the work order; nothing is sent automatically. You can set quiet hours, mute the office for a day, or disconnect at any time, and the office can see who has and hasn't opened a notice, so fewer people are left waiting for a call.
